The Marmot Catalyst 3p is currently on sale at Atmosphere for $199 including footprint, Reg $340. It checks all the boxes you listed. I bought one even though I have about 8 sleep systems currently, but I could not turn down the deal and I will use it as a loaner to friends that want to come tripping but lack the gear.
With the included footprint it weighed in at 6lb 2oz on my digital, not too bad for a 3p tent. The construction seemed pretty solid when I pulled it out of the sack to inspect it and had good reviews. I have never owned a Marmot, but I have a friend who has the 2P and he swears by it in all weather conditions.

Have to say, the Tarptent series is interesting. Good videos on making your own seam sealer, and on avoiding condenstion in the tent. https://www.tarptent.com/product/hogback/

I own 4 Tarptents. They have earned their solid reputation. They target backpackers but as someone who primarily canoes now I enjoy the weight savings.
